Our Management team is experienced in managing all types of Condominiums including; high-rise, low-rise, townhouse, vacant land, mixed use, residential, and commercial. We also have in-depth experience managing joint use and shared facilities. Our Managers and Administrators are dedicated to on-going education and training. Each member of our Management team holds a license under the Condominium Management Regulatory Authority of Ontario (CMRAO).

Building Repairs and Maintenance


  • We provide Annual and Monthly planning and reporting

  • Administration of RFQ’s and RFP’s
  • In-depth knowledge of Building components, mechanical and electrical systems

Communication


  • 24 hour emergency response service answered by On-Call personnel (not an answering service)
  • Preparation of all notices and letters
  • Issuing welcome letters to new Owner/Tenants

  • Management and Administration of Internal Web Portals

Financial Administration and Planning


  • Annual budget preparation and implementation
  • Arrange for appropriate Reserve Fund Study with qualified Engineer or consultant
  • Negotiation of preferred bank interest rates and banking fees
  • Collection of monthly common element fees
  • Collection of accounts receivables
  • Administration of accounts payables and contractual obligations
  • Cheque collection and electronic fund transfer (EFTs)
  • Preparation of monthly financial statements 
  • Preparation and administration of Status Certificates
  • Procurement Policies

Compliance


  • Licensed Managers under the CMRAO (Condominium Managers Regulatory Authority of Ontario
  • Licensed Financial Administrators under the CMRAO
  • Registered Condominium Manager’s (RCM)
  • Regular compliance with the CAO (Condominium Authority of Ontario)
  • Regular compliance of CAO reporting requirements
